2024 updates

December 2024

  • The Open Spaces Officer continues to liaise with the developer to ensure the remedial works to the POS (public open space) are completed to a satisfactory standard prior to handover to the management company.
  • This includes any remedial planting due to be carried out this planting season.    

 

November 2024

The site has now reached full occupation.

The landscaping company remain on site carrying out the planting and maintenance works required.

The Open Spaces Officer will liaise with the developer to ensure the POS (public open space) has been completed to a satisfactory standard.   

 

September 2024

All the ecological features have now been installed on the site.

The Site Monitoring Officer, Tree Officer and the Open Spaces Officer have carried out an inspection of the planting and the POS (Public Open Space). The recommendations for remedial works and planting have been forwarded to the developer for their attention.   

Trinity Management, the management company for the development, has commenced landscaping maintenance works across the site. They have an agreed landscaping management plan they will need to follow.

  • Plots 1-50 and 53-63 are occupied.
  • Plots 51 and 52 have been sold, but are not occupied yet.

The construction company has now left the site.

The landscaping company remain on site carrying out the planting and maintenance works required.

 

August 2024

  • The Site Monitoring Officer and Ecologists have carried out a site inspection of the required ecological features. The two bat boxes required to be installed have been placed in the ANRG. The two reptile hibernacula required to be installed have also been placed in the ANRG. The hedgehog highways have been created in the fences. Most of the ecological features have now been installed on site. There is only one House Martin nest box left to install.
  • The grass seed has been completed in the ANRG (Alternative Natural Recreational Greenspace).
  • The ANRG and the two completed play areas are all open to the public.
  • There have been no problems with mud on the roads reported.
  • There have been no problems with noise reported.
  • The roads and hardscaping continue to be installed. The whole site now has solid roadways. This makes it a cleaner site.
    • Plots 42, and 50-53, 56, 57 and 59 are at the internal and external stages.
    • Plots 1-11, 13-39, 41, 43-48, 54, 55, 58 and 60-63 are occupied. Plots 40 and 49 have been sold, but are not occupied yet.
    • Plot 12 is the Sales house.

 

July 2024

  • The two bat boxes required to be installed have been placed in the ANRG.
  • There have been no problems with mud on the roads reported.
  • There have been no problems with noise reported.
  • The hardscaping is being installed around the houses at the Northern end of the site.
    • Plots 41, 42, and 50-57 and 59 are at the internal and external stages.
    • Plots 1-11, 13-39, 43-48, 58 and 60-63 are occupied. Plots 40 and 49 have been sold, but are not occupied yet.
    • Plot 12 is the Sales house.

 

June 2024

  • There have been no problems with mud on the roads reported.
  • There have been no problems with noise reported.
  • The kerbs are being installed adjacent to Plots 53-57.
  • The tarmacking of the main spine road is taking place in the Northern section of the site.
  • The area of ANRG (Alternative Natural Recreational Greenspace) adjoining the houses on its Eastern edge, has been grass seeded along with other pockets of open space along that stretch of the site. The grass is beginning to grow now. 
  • The landscapers are continuing with the planting across the site.
  • More of the Ecological features have been installed, both on the houses and in the ANRG. The site manager has been given a list of the remaining ones so they can be installed in the short term. 
    • Plots 41, 42, and 49-59 are at the internal and external stages.
    • Plots 1-11, 13-38, 43-48 and 60-63 are occupied. Plots 39 and 40 have been sold, but are not occupied yet.
    • Plot 12 is the Sales house.

 

April 2024

  • There have been no problems with mud on the roads reported.
  • There have been no problems with noise reported.
  • The area of ANRG (Alternative Natural Recreational Greenspace) adjoining the houses on its Eastern edge, will be grass seeded once the wet weather eases off.
  • Fencing works in the ANRG continue to be carried out, along with general housekeeping works.
  • The landscapers are continuing with the planting across the site. NFDC officers will be carrying out a site inspection of all the planting next month.

 

March 2024

  • The dog agility equipment has been installed.
  • The area of the ANRG (Alternative Natural Recreational Greenspace) adjoining the houses on its Eastern edge, is being landscaped. The pathways and fencing are being constructed. Tree planting is also taking place in that area.
  • The central play area in the ANRG has been turfed and planted up. Offcuts from the tree works have been used to create bug and small creature habitats.
  • The landscapers are continuing with the planting on site. They have been planting the area around Plots 16-19 and the open space there.
  • The Site Monitoring Officer and the NFDC Ecologist recently made a site inspection of the Ecological features attached to the houses and in the ANRG, to ensure compliance.

 

January 2024

  • There is no problem with mud on the roads at the moment. The site is still using the road sweeper to keep the roads clean.
  • The block paving has been installed adjoining Plots 36-38. The rear walls to the plots are being constructed. The garage doors have also been installed.
  • The contractor has ordered in the remaining Ecological features, ready to get them installed as the build permits.
  • The Open Spaces Officer met the contractor on site to make sure the play equipment and dog agility equipment is compliant.
  • The landscapers are continuing with the planting on site.
  • Plots 41, 42 and 49-53 are at first floor level.
  • Plots 45, 46, 58 and 60 are at roofline.
  • Plots 3, 5, 16-19, 36-40, 43, 44, 47, 48, 54-57, 59 and 61-63 are at the internal and external stages.
  • Plots 1, 2, 4, 6-11, 13-15 and 20-35 are occupied.
  • Plot 12 is the Sales house.
  • The Sales Executive on site has advised the following:
    • Plot 12 is the Sales house.
    • Plots 1, 2, 4, 6-11, 13-15 and 20-35 are occupied.
    • Plots 19, 37, 38, 39, 40, 49, 50, 51, 52, 54, 56, 57, 58 are for sale.
    • Plots 36, 42, 47, 59, 60, 61, 62 and 63 are reserved.
    • Plots 16, 17, 18, 41, 43, 44, 45, 46, 48 and 55 have exchanged.
    • The next occupations are due by the end of February.
